The Kimmeridge
The Lytton is a landmark Build To Rent development comprising 269 apartments across 12 floors, including studio, one-, two- and three-bedroom homes. Designed as a comprehensive BTR interior design scheme by TEN, the project delivers 365sqm of thoughtfully curated amenity space to enhance everyday living in the heart of the town centre.
Working alongside Hill, Lloyds Banking Group, RUND, Citra and Bannerman Consulting Engineers Ltd, TEN developed a cohesive strategy for both the shared amenities and BTR furniture packs within the apartments, ensuring consistency, durability and elevated design standards across all residential interiors. Despite a tight programme and budget, the result is a dynamic, welcoming environment that balances function, comfort and long-term value.

A New Vision for Stevenage Living
TEN's interior narrative for the scheme draws inspiration from Stevenage’s rich legacy of transport innovation and forward-thinking urban planning. The concept centres on movement - both literal and symbolic - reflecting the town’s evolution from pioneering New Town to thriving hub of science and technology.
The design language is dynamic and bold, softened through biophilic integration and contemporary pastel tones. Refined contrasts, layered textures and greenery create interiors that feel invigorating yet harmonious. Soft hues are punctuated by deeper accents, striking a balance between vibrancy and sophistication across the reception, lounge and co-working space, cinema room, dining room, kitchen, children’s room and gym.
Designing for a Diverse Community
The development caters to young professionals, tech and business commuters, families and retirees alike. Flexibility was central to the planning strategy - amenity spaces are adaptable, comfortable and intuitive to navigate.
The co-working lounge stands out as a focal point of the scheme. Streamlined furnishings, subtle bronze accents and a palette of soft pastels layered with neutrals create a productive yet refined atmosphere. Inspired by Stevenage’s pioneering spirit, the space encourages collaboration while maintaining a calm, residential quality.
Across the apartments, carefully considered BTR furniture packs provide durability and style, ensuring each home feels complete, contemporary and move-in ready. All FF&E across the scheme was specified and procured by TEN.
Creative Solutions & Architectural Integration
Several architectural constraints required innovative thinking. Low ceiling heights limited the use of suspended lighting, prompting a shift towards recessed, wall-mounted and track lighting solutions to maintain openness. Structural columns were integrated into the interior architecture, clad in textured finishes and mirrored surfaces to transform them into design features rather than obstacles.
In the gym, an exposed ceiling was embraced as part of the aesthetic. Lighting, ventilation and services were carefully coordinated to achieve a cohesive industrial look without compromising functionality.
Sustainability at the Core
Sustainability informed material selection throughout the project. Suppliers including Atlas Concorde, Plus Floor, Domus and Solus were specified for their commitment to responsible manufacturing and reduced environmental impact.
• Atlas Concorde tiles incorporate recycled content and eco-conscious production processes that minimise water and energy use.
• Plus Floor luxury vinyl tiles prioritise recyclability and low VOC emissions, supporting healthier indoor air quality.
• Domus and Solus offer carbon-neutral and recycled-content tile ranges aligned with recognised sustainability certifications.
Durable finishes and efficient space planning further contribute to the long-term performance of the scheme - an essential consideration in successful BTR interior design.
Wellness & Biophilic Design
Wellbeing is embedded across all amenity areas. A fully equipped gym supports residents’ physical health, complete with a conveniently located water station for hydration. In the absence of a roof terrace, abundant indoor planting enhances the biophilic atmosphere, strengthening the connection to nature within the interior environment.
Expansive glazing introduces generous natural light, reinforcing a bright and uplifting mood throughout the shared spaces. A dedicated tea point within the lounge and co-working area encourages pause, interaction and community-building.
