A Vibrant Build-To-Rent scheme in Bristol
As TEN’s eighth collaboration with Grainger PLC, Glasshouse Square sets a new benchmark in commercial residential interiors within the UK Build-to-Rent sector. Designed for a Gen Z audience, the brief called for a fresh perspective on Bristol living - contemporary, connected, and characterful.
Spanning 5,185 sqft of amenity space, this build-to-rent interior design project reimagines community-focused living through considered interior architecture and bespoke FF&E. From co-working areas and meeting rooms to Zoom booths, a gym, yoga studio, games room and private dining suite, every space was designed to support productivity, wellbeing and social connection. The scheme reflects TEN’s belief that apartment interior design within rental developments should feel both personal and rooted in place. Glasshouse Square is a finalist in the ‘Build To Rent/PRS’ category at this year’s FX Design Awards, reinforcing its position at the forefront of commercial residential design.

Design Inspiration
The interiors draw deeply from Bristol’s industrial heritage, particularly the craftsmen and makers who once shaped the clay-rich Redcliff banks. Natural, clay-inspired tones and artisan textures reference the kilns and workshops that defined the neighbourhood, while maintaining a refined, contemporary aesthetic.
The reception area establishes a strong first impression through abundant natural light and a layered material palette that feels both warm and confident. In the co-working space, vibrant acoustic wall panels enhance both performance and identity. The private dining suite is carefully planned to encourage flow and interaction, balancing practicality with atmosphere - a space that feels distinctly Bristol while meeting the expectations of modern rental living.
Creative Solutions and Sustainability
TEN’s approach to creative problem solving was central to the project’s success. In the double-height games room, limited daylight was transformed through the introduction of a high-level window, drawing sunlight into the space and enhancing its sense of volume. Structural columns were integrated thoughtfully into the layout, becoming part of the architectural rhythm rather than obstacles to circulation.
Sustainability informed material selection throughout. Baux Acoustic Wood Wool panels biodegradable and recyclable deliver high-performance acoustic control while supporting responsible forestry. Amtico Spacia flooring offers durability and low-VOC finishes to promote healthier indoor air quality. Atlas Concorde tiles, manufactured with recycled content and low-waste processes, ensure longevity with reduced environmental impact.
Wellbeing as our design ethos
Wellbeing is embedded across every amenity space. Fitness and relaxation areas, including a fully equipped gym and yoga studio, are complemented by biophilic design principles - natural materials, organic textures and integrated planting to create calm, restorative environments.
Maximising natural light and incorporating acoustic treatments ensures each space supports focus, rest and social engagement in equal measure. Glasshouse Square exemplifies TEN’s commitment to meaningful place-making in commercial residential interiors - where heritage, sustainability and wellbeing converge to shape the future of build-to-rent interior design.
